NAB Wants to End File Culture and Make Bank Payments Mandatory in Property Deals Pakistan's property market is about to change in a big way. The head of NAB, Lieutenant General Nazir Ahmed, has announced new rules for real estate in Pakistan. The major goal is to stop fraud and keep buyers safe. Make all property deals clear and honest. He announced these changes at a meeting held in Lahore. The NAB chairman said the current system has too many problems. It is time to fix them properly. What is File Culture and Why is it Bad File culture in Pakistan is a very common practice in Pakistan's property market. When someone buys a file. They are not buying an actual plot of land. They are buying a piece of paper that promises them a plot someday. A plot that may not even exist yet. This is how thousands of Pakistanis have lost their money. Developers sell files to hundreds or even thousands of people for plots. That are never built. People wait for years and get nothing back. The NAB chairman said this practice must stop. Under the new rules, housing schemes Pakistan will not be allowed to sell more plots than they actually have. If a project has 500 plots. They can only sell 500 files, not 5,000. Bank Payments Will Now Be Required Another big change is all payments in property deals in Pakistan. Must go through banking channels. This means that buyers and sellers will no longer be allowed. To use large amounts of cash when buying or selling property. Banking channels mandatory is the new rule. Every rupee paid for a plot or a house must go through a bank account. Where one plot is sold to two or three different people at the same time. Plot ownership Pakistan will also be fully regulated. Every time a plot changes hands. It must be recorded properly through an official system. No more secret deals or fake transfers. Only Approved Housing Schemes Will Be Allowed to Sell NAB made it very clear. Only approved housing societies and RDA-approved projects will be allowed to sell plots. Property under the new system. Any housing scheme that is not legally approved will not be allowed to operate. This is a very important step for investor protection and real estate in Pakistan. A large number of fraud cases happen. Because people buy into schemes.
